Coastal Confidential: Weekly Market Update – July 5, 2025

Greetings from the Palm Beaches! Here’s your summer update on the coastal luxury real estate market, covering the period from June 28 to July 4, 2025. This report highlights the latest market activity and trends from Boca Raton to Jupiter Island.

 

In the past week, 35 contracts were signed, reflecting a 9% increase over the previous week, though slightly down by 8% year-over-year. While single-family home sales declined 28% compared to last year (five fewer contracts), the condo, co-op, townhouse, and villa market saw a 10% uptick with two more contracts signed than in 2024.

 

A significant trend is the increase in activity for properties under $500K, with 13 contracts signed in this price range—a notable shift towards more accessible homes. Meanwhile, the $1M to $5M segment held steady, with continued demand for properties in this range. The highest-priced contract of the week was a newly built oceanfront estate at 5 South Beach Road, Jupiter Island, asking $16.95M. This stunning five-bedroom home exemplifies the luxury that continues to drive high-end buyers.

 

We also have an exciting new listing to highlight: 4 Whitney Way in Ocean Ridge, a 3.23-acre estate with a .6-acre buildable lot, priced at $3.295M. This rare property offers incredible potential for a bespoke coastal residence.

 

Looking ahead, The Nora District in West Palm Beach is a major development to watch. This $1 billion project will transform the area just north of downtown into a dynamic 40-acre hub, featuring world-class dining, boutique retail, creative office spaces, and residential units. Phase I opens in 2025 and promises to shape the future of how West Palm Beach lives, works, and plays.
