Welcome to another edition of Coastal Confidential, your insider’s perspective on the coastal real estate markets across Palm Beach County, from Jupiter to Boca Raton. For the week ending Saturday, the market delivered another strong performance, with growth not only week-over-week but continuing month-over-month. Considering we are in the heart of spring break season, this level of activity highlights the strength of our coastal markets and remains a great sign for continued optimism.

 

Last week, 74 contracts were signed, up 1% week-over-week and 32% year-over-year. This growth was driven by a 41% increase in condo, co-op, and townhouse activity, showing renewed momentum in that segment. Properties under $1M saw a 50% jump in demand compared to last year, while the luxury market above $1M rose 19% annually. Palm Beach Island stood out, with contract activity nearly doubling year-over-year, largely due to condo sales under $3M. At the top end, 150 Kings Road led the week at $19.5M, and notably, four of the top six contracts exceeded $10M, reinforcing continued strength in the ultra-luxury market.

 

Beyond the numbers, Palm Beach County continues to gain broader momentum. A proposed 20-year Tourism Master Plan aims to evolve the area into a year-round destination focused on culture, wellness, sports, and large-scale events. Even the potential for a few of these initiatives becoming reality supports why this area remains one of the most desirable places to live, work, and invest.

 

As for standout opportunities, 820 North Atlantic Drive on Hypoluxo Island represents one of the best coastal values on the market. This fully renovated, one-story waterfront home offers four bedrooms and is priced at $4.495M. In a market where dry lot homes are asking around $6M, a move-in-ready waterfront property at this level is rare. With only about 315 single-family homes, Hypoluxo Island remains one of the most undervalued and emerging coastal communities in Palm Beach County.
