We’re pleased to share this week’s insider look at the coastal real estate markets of Palm Beach County, stretching from the vibrant energy of Boca Raton to the tranquil shores of Jupiter. While local headlines may vary and each town reflects its own distinct rhythm, the bigger picture tells a story of strength, momentum, and resilience.
From August 16 through August 22, the coastal corridor saw a notable surge in contract activity—52 contracts were signed, marking a 13% increase over the previous week and an impressive 86% increase compared to the same week in 2024. In fact, this was the largest year-over-year percentage gain since 2023. This week also marked the second consecutive week of annual growth in contract activity—a trend we haven’t seen since January.
Much of the market strength was driven by renewed interest at both ends of the pricing spectrum. Contracts under $1M more than doubled compared to last year, signaling strong demand from buyers seeking entry into the coastal lifestyle. At the same time, contracts over $1M rose 54%, reaffirming confidence in the luxury market. Areas like Palm Beach and the corridor from West Palm Beach to Lake Worth saw the greatest nominal gains, buoyed by robust activity in the sub-$1M price point.
The standout contract of the week was for 220 Brazilian Avenue #West in Palm Beach—a newly constructed four-bedroom townhome featuring a private elevator and pool—offered at $16.95M. This sale captures the essence of what today’s high-end buyers are seeking: new, turnkey properties in prime locations with lifestyle amenities baked in.
It’s easy for us as real estate professionals to get caught up in the nuances of our individual markets—whether it’s Delray, Manalapan, or Palm Beach—and lose sight of the broader trends shaping the coast. But the data from this past week serves as a timely reminder: while every micro-market has its own unique personality, the region as a whole is showing strong positive indicators. This isn’t just a blip—it’s part of a larger narrative unfolding across Palm Beach County’s coastline.
