Welcome back to another edition of Coastal Confidential, your trusted insider's lens on luxury real estate across the Palm Beaches and the vibrant coastal corridor of South Florida.

For the week ending August 1, a total of 42 contracts were signed across the region—a 35% increase week-over-week but a 35% decrease compared to the same week in 2024. However, this year-over-year decline comes with a notable caveat: the same week last year included an extraordinary sales surge at Amrit Ocean Resort & Residences, which alone accounted for 14 signed contracts. Adjusting for that anomaly, this week's performance represents a more modest 18% annual decline, which is both expected and seasonally appropriate.


The submarket stretching from Hypoluxo Island to Delray Beach led the region in year-over-year gains, with a 71% increase in signed contracts—underscoring growing demand in this historically undervalued stretch of the coastline.
The highest-priced contract of the week was for 13264 Flamingo Terrace in Palm Beach Gardens. This remarkable five-bedroom waterfront estate spans 3.5 acres and was listed at $13.5 million.

Seasonal Trends: A Return to Pre-Pandemic Rhythms
As more buyers and sellers monitor weekly numbers for short-term trends, it's important to zoom out and consider the broader rhythm of South Florida’s real estate market. We're seeing a clear return to traditional seasonality and cyclicality, echoing patterns that were standard before the pandemic disrupted global travel and shifted buyer behavior.

Historically, the prime selling season in this region runs from Thanksgiving through Easter—a window when both domestic and international buyers flock to South Florida, combining home shopping with winter escapes. The summer months, by contrast, have always been quieter, particularly among luxury clientele who now resume global travel, from Europe to the Hamptons to Aspen.
So, while weekly contract numbers may dip in July and August, this shouldn’t be a cause for concern.
