We are pleased to present Coastal Confidential our summary of real estate activity along the Coast in Palm Beach County for the week of March 8 to March 14, 2025. 

During this period, 74 contracts were signed, marking a decrease of 8% compared to the same week last year but an increase of 12% from the previous week. This marks the fifth consecutive week of year-over-year sales declines, indicating a consistent cooling trend. However, it’s worth noting that the overall market is still seeing activity, with 52 condo, co-op, townhouse, and villa contracts signed last week—this was the second-highest week of condo sales since April 2024.

When comparing contract activity in 2025 to 2024, we see a shift in the price points. Sales under $5 million have declined by 14%, while contracts over $5 million have surged by 67%. This indicates a strong appetite for higher-end properties. Notably, the highest-priced sale last week was 1140 S Ocean Boulevard, a newly constructed oceanfront mansion in Manalapan, listed at $95 million. Other notable luxury contracts included 433 S Beach Road in Jupiter Island, listed at $38 million, 129 Woodbridge Road in Palm Beach at $14.95 million, and 817 S Atlantic Drive on Hypoluxo Island for $6.795 million. A particularly fast-moving property, 105 Spoonbill Road in Manalapan, went under contract in just one day at $6.25 million. Also noteworthy was 1091 Gulfstream Way on Singer Island, which garnered significant interest.


On the just sold side, 105 Churchill Road on Point Manalapan closed last week for $4.3 million. Despite the dip in year-over-year numbers, these high-end properties demonstrate the continued strength of the luxury market in the area.


West Palm Beach was recently named the number one trending U.S. destination by TripAdvisor, further showcasing the appeal of the Palm Beach market. This trend adds to the bullish sentiment surrounding our coastal real estate, underscoring the area’s strong resilience and growth potential.
