The Future of Marketing
If a picture is worth a thousand words, a real estate video has the potential to be worth at least a million.
If we are living in the age of the Internet, we are entering the era of online video for every industry including real estate. The size and social prominence of video hosting sites like YouTube and Vimeo is growing by leaps and bounds. Even the all-powerful Facebook is losing ground to social networks that are completely or partially based on sharing videos (Vine, Snapchat, Instagram, Kik, etc.).
Online video is particularly useful for the real estate industry and something I began using to market my real estate listings in 2012. Because 90 percent of homebuyers use the Internet during their home search, online video gives me the opportunity to show potential buyers the features of my listings without ever meeting them. Listing videos give consumers a much better idea of what a house looks and feels like than listing photos can. This gives me the opportunity to quickly describe the listings’ important features as consumers are taken on video tours of them and made to feel like they are inside the property. What my sellers like most about the videos is that after a potential buyer has seen their property’s real estate video and made an appointment, it is usually a very qualified visit.
Video marketing can also be a very effective venue for marketing small luxury towns that someone from the Northeast (Manhattan, The Hamptons, etc.) might not be as familiar with. For example, small beach communities with under 500 single family homes like Ocean Ridge and Gulf Stream aren’t as well known to most as say Palm Beach. In 2011, I produced a 10 minute video; All About Ocean Ridge Florida as an opportunity to introduce the town to both out of state and international buyers. This has been a huge success as I have worked with numerous buyers from all over the world and sold many local properties that otherwise I wouldn’t have been able to. In the near future, I will be doing some of the other local towns including Gulf Stream, Hypoluxo Island and Manalapan.
