We are delighted to present our weekly Coastal Confidential report summarizing real estate activity in the Coastal Palm Beaches from June 22 to June 28, 2024. This report is also accessible on eCorcoran.

Last week, 46 contracts were signed, marking a 21% increase from the previous week, though a 10% decline compared to the same period last year.

Among all submarkets from Jupiter to Singer Island, Jupiter Island was the sole area to observe year-over-year and week-over-week growth in contract activity.

Notably, the luxury market saw minimal activity last week, with only one contract signed above $5M, the lowest figure since last Christmas.

New pending sales emerged in Manalapan and Ocean Ridge last week. One notable pending sale is 1545 Lands End in Manalapan, set to close by July 8 at $10.25M. Additionally, 18 Eleuthera on Inlet Cay in Ocean Ridge, listed at $2.995M with John Lipscomb of the Corcoran Group, is scheduled to close in mid-July.

The highest-priced contract last week was at La Clara in West Palm Beach, for a three-bedroom residence with ocean views, listed at $6.250M.

Today, a sale was finalized at 1 Little Pond in Manalapan, a timeless Bermuda-style home set in a serene location on Little Pond in prestigious Point Manalapan. This extensively renovated three-bedroom, three-bathroom home, redesigned inside and out by a renowned Palm Beach designer, closed at $2.295M.
